Someone points at the empty ground and asks, &#8220;Will the pool and clubhouse actually get built, or is that just for the photos?&#8221;<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We&#8217;re glad when people ask. Plenty of buyers around Bangalore have been burned on this. They paid for a farm plot sold with a clubhouse, a pool and landscaped gardens, and years later all that stood there was a gate, a few fence posts and a signboard. If you&#8217;ve been comparing <a href=\"https:\/\/mountquintaa.com\/\" data-type=\"link\" data-id=\"https:\/\/mountquintaa.com\/\">managed farmland in Bangalore<\/a> for a while, you&#8217;ve seen the same glossy renders we have. So the doubt is reasonable, and we&#8217;d rather answer it properly than brush it off.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>The short answer<\/strong><strong><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Yes, the amenities at Mount Quintaa are part of the actual Phase 1 plan, and work on them has started. The clubhouse foundation has already been laid, site preparation has begun, and the project office is being set up. The other amenities will be built in stages, and we&#8217;ll show you where each one sits on the master plan and how far along it is.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">But please don&#8217;t buy on our word alone. Below is exactly what we&#8217;ve promised, what&#8217;s already on the ground, and the checks we&#8217;d ask any farmland developer to pass, including us.<\/p>\n\n\n\n<h2 class=\"wp-block-heading\"><strong>Why farmland buyers are right to be suspicious<\/strong><strong><\/strong><\/h2>\n\n\n\n<p class=\"wp-block-paragraph\">Most <a href=\"https:\/\/mountquintaa.com\/blogs\/from-weekend-retreat-to-family-legacy-managed-farmland-near-bangalore\/\">farmland companies in Bengaluru<\/a> sold on lifestyle. The plot is the investment, but what makes people sign is the picture of a Sunday by the pool with the kids on the lawn. A 3D clubhouse in a brochure costs a few thousand rupees. Building one costs a lot more.<\/li>\n\n\n\n<li>Amenities are often missing from the paperwork. If the clubhouse isn&#8217;t in your agreement, with a size and a timeline, nobody is legally bound to build it.<\/li>\n\n\n\n<li>Nobody plans for upkeep. A pool that isn&#8217;t cleaned for two monsoons is worse than no pool at all. If a project hasn&#8217;t said who maintains things and who pays, the amenities slowly fall apart even after they&#8217;re built.<\/li>\n\n\n\n<li>Common areas belong to nobody. Once the plots are sold, it&#8217;s often unclear who owns the land under the clubhouse and the roads.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">None of this means every project is cutting corners. It means the amenity list on its own tells you very little. Maintenance is free for the first year.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">We think of those services as amenities too. This is the first stage of getting the land ready for the layout.<\/li>\n\n\n\n<li>The project office is being set up, so there&#8217;s a team on the ground and not just a sales desk in the city.<\/li>\n\n\n\n<li>The clubhouse foundation is laid. It&#8217;s the biggest amenity on the plan, and it&#8217;s the one we started first.<\/li>\n<\/ul>\n\n\n\n<p class=\"wp-block-paragraph\">Everything else on the list is planned and will be built in stages. They work for any <a href=\"https:\/\/mountquintaa.com\/blogs\/why-shoolagiri-not-any-other-farmland-project-in-bangalore\/\">managed farmland in Bangalore<\/a>, not just ours. If you&#8217;ve been searching &#8220;managed land near me&#8221; and now have a dozen brochures open, this list will help you cut it down quickly.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>1. Is it on the master plan, with a size?<\/strong> An amenity that only shows up in the brochure is a picture. One that&#8217;s drawn on the layout with a measured area is a commitment. At Mount Quintaa, the clubhouse is marked at 5,425 sq. ft. on the Phase 1 plan.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>2. Is it written into your agreement?<\/strong> Ask for the list of amenities to be part of the sale agreement or the schedule attached to it, with a completion timeline. If a developer won&#8217;t put it in writing, take that as your answer.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>3. Can you see work on the ground?<\/strong> A site visit beats any brochure. Ask to stand where the clubhouse will be, look at the foundation, and ask for dated construction photos between visits.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>4. Who maintains the amenities, and who pays?<\/strong> Find out what happens after the free maintenance period ends, how much the yearly charge is, and what it covers. This is where most projects are vague.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>5. Who owns the common areas?<\/strong> The land under the clubhouse, roads, and pond should be clearly set aside as common area in the layout. Ask how it will be held and managed once all the plots are sold.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\"><strong>6. Are the photos real?<\/strong> Brochure images are often illustrations. Ours say so clearly on the stay experience pages. Ask which photos are from the actual site and which are artist&#8217;s impressions.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">A good developer will answer all six without getting defensive. If someone dodges two or three of them, that tells you more than any render can.<\/p>\n\n\n\n<h3 class=\"wp-block-heading\"><strong>What about the corpus fund and maintenance after year one?<\/strong><strong><\/strong><\/h3>\n\n\n\n<p class=\"wp-block-paragraph\">A corpus fund is money set aside to keep the shared spaces running, so that the pool gets cleaned, the roads get repaired, and the garden doesn&#8217;t turn into scrub. At Mount Quintaa, the corpus fund is Rs. 1,00,000 per plot, and it&#8217;s waived for the first plots booked during pre-launch.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The first year of maintenance is free. The pool, turf and play area are there for the same reason: they give everyone something to do while you walk your land.<\/p>\n\n\n\n<p class=\"wp-block-paragraph\">The supermarket, water tank and internal roads are less exciting, but they&#8217;re what decide whether a weekend here is easy or a hassle.
